An attractive and well presented Victorian cottage with spacious well lit rooms and
a lovely 93' part walled south facing garden situated in the centre of Watlington

Tenure: Freehold

Description:

The cottage has an attractive façade of warm red brick interspersed with locally made blue glazed facing bricks. The well lit interior has good ceiling height and is arranged to provide generously proportioned principal rooms. The kitchen opens to the garden and has attractive shaker style cabinets with a white granite worktop and pale stone floor. Although the accommodation is currently arranged to provide two bedrooms the opportunity exists to create a third bedroom by a division of the 18’ principal bedroom and this could be achieved at relatively little cost. Gas central heating has recently been fitted and the windows are double-glazed. Behind the property is an abundantly stocked south west facing garden which extends to some 93’. The depth of the garden is enhanced by a surprisingly open aspect to the rear over the gardens of the neighbouring properties. A private parking bay is available to rent if required.

Watlington

Watlington is reputedly England’s smallest town with its origins dating from the 6th century. The town has a range of sports facilities that embrace football and cricket as well as tennis, squash and bowls. There are good local shops including a first class butcher and delicatessen and some excellent restaurants and pubs. Watlington Primary school and Rainbow Corner day nursery and pre-school have an ‘Outstanding’ Ofsted rating and senior education is provided by the well-regarded Icknield Community College. The Chiltern Hills rise above the town and offer some of the finest landscapes in south-east England. There is much on offer here for outdoor enthusiasts, cyclists and walkers as The Icknield Way (Ridgeway National Trail) passes close to the town. Watlington is also the heartland of the re-introduced Red Kite that now soar above the town’s roof tops.
