Letting Department – Letting Fees to Landlord
All our charges subject to VAT.
Our standard fees are based on the following scale:
Letting only: From 7.5% + VAT of the rent receivable for the duration of the tenancy, charged annually in advance
Letting and rent collection: From 8% + VAT of the rent receivable for the duration of the tenancy, charged monthly on the receipt of rent
Full Management: From 10% + VAT of the rent receivable for the duration of the tenancy, charged monthly on the receipt of rent. This includes letting and rent collection.
Tenancy set up fee: £180.00 including VAT. This covers your contribution towards the administration costs of setting up the Agreement and is chargeable once the tenancy is agreed with the tenants. It will not be refundable where the landlord decides not to proceed with the tenancy for a reason not connected to the tenancy.
Deposits: £48.00 including VAT per annum. All of the deposits that we hold are protected under The Dispute Service approved scheme. We are charged on an annual basis for each deposit held.
Renewal Administration Fee: We recommend that Assured Shorthold Tenancies are renewed each year, to prevent them from becoming Periodic Tenancies.
Letting only: £300.00 including VAT
Letting and rent collection: £60.00 including VAT
Full management: £60.00 including VAT
Other costs: Other charges may apply where we carry out works not included within our agency agreement. These are detailed in our full terms and conditions of business.
Inventory costs to Landlord:
The Landlord pays for the inventory make, the update of the inventory for each tenancy and for
the check in cost for each tenancy. Each property is individual and so costs will vary. This is a guide to the costs that you should expect to incur from the independent inventory clerk.
Unfurnished Inventory Make - Check in
1 Bed or up to 5 rooms £110.00 £90.00
2 Beds or up to 6 rooms £125.00 £95.00
3 Beds or up to 7 rooms £140.00 £110.00
4 Beds or up to 9 rooms £180.00 £130.00
5 Beds or up to 12 rooms £230.00 £150.00
Additional rooms / annexes / pool houses / extras – price on request. Furnished properties will incur additional costs – price on request. Most inventory clerks are not VAT registered and these costs are quoted as inclusive of VAT. We will advise you where VAT applies
In addition, please note: A discount usually applies where a check in is done at the same time as the inventory make. A typed update an existing inventory by the same inventory clerk usually costs from around £50.00. We recommend that this is done for every new tenancy. The inventory check out may be charged against the landlord’s account and then recovered from the tenant’s deposit. Charges will usually apply where the inventory clerk visits the property to do the inventory make or check in and is not able to proceed due to the property not being ready.
